Finding a Plot for Your New Home

As an active investor , I am very aware of the shortages of choice in licenced plots available on the market. How and why is this the case.

This has been fuelled by two factors. Firstly, a much more stringent administration by planning authorities to limit the spread of development along the coastlines. Secondly, a swing in buyers choices to move away from a ready made home to wanting to build a home that is personalised and that fulfils their wishes.

These factors have produced a short term demand that has driven prices of good plots to prices that are now 40% of the total project costs. I am a believer that, if you are an investor, these prices take out the investment in the project. However, there is one location where prices of fully urbanized plots with streets, cycle lanes, water and sewage and licences are available at below replacement value and with a capitalization level of less than 20% of your project cost

Where is this location ? Situated on the river Guadiana, that separates Portugal and Spain, is a new town, built by a multi national Company who in the early years of 2000s was buying very large land areas and converting them from green zones into developed land. This required a regulated town plan with large streets, modern sewage management, shopping and service areas, golf courses and large green areas.

Today Costa Esuri is a model town. Streets line with trees, green areas that are left in natural habitats that attract birds, golf courses planted with pines and water features. The surrounding area is bordered with protected estuaries and marshes, populated with bird life and exotic flamingos and the River Guadiana that is lined with the scenic green country side of the Algarve.

Fully urbanized infrastructure.

This new, and undiscovered area is developing quickly and modern villas line the south facing hills that run onto the golf course. The local town who administrates the area is Ayamonte, full of charm and character.
