We continue to check regularly the reports from the Spanish Government’s statistical department and monitor the changing sales trends in the real estate market of Ayamonte.

Ayamonte Town

The following two graphs are sales from all types of property and the second is sales of new properties. The effect of the COVID pandemic can be seen on rising graph, but the shortage of property is beginning cause a decrease in sales. Prices are forecasted to rise 6% in 2024.

The following graph is sales of new property.

The statistics are clearly showing a move by investors to take advantage of demand and are building new properties. However, there is limited land available due to the large number of green areas that embrace natural marshes and farmland.

The local areas produce fruit for European countries and the Spanish Government will not be releasing housing permissions due to the important economic use of the land.

Our experience is seeing this current trend. Riverview Residences has its first phase sold out and in Costa Esuri the attractive Pueblo we are selling has sold 60 town houses in the last 6 months. With affordable prices starting at 120.000€ we are seeing demand from Portuguese for first homes as well as European clients looking for retirement homes.
